Have you got a lawyer ready?
Never try to negotiate with the vendor by yourself. Ask your lawyer to do that. If your lawyer can not read our inspection report, you may need to find a better one. A good lawyer should be able to draft a letter for you to deal with the vendor rather than simply pass our report to the vendor.
Remember, as a purchaser, you should never pass the inspection report to the vendor.
If you only asked a verbal inspection, you need to think if it worth to upgrade to a written report, specially if you have decided to buy it.
A good builder's report can give you a whole picture of your property and be a really good reference book for maintenance purpose in the future.
You may decided to do renovation and use our report to make a before-after showcase.
Remember, you only have 1 month or so to be able to upgrade your verbal inspection into a written report.
